Leave it cleaner than you found it
Our clients live in their homes. Broom-clean minimum every time you leave — even just for lunch. Bag the debris, wipe the surfaces, vacuum when you can. Treat every home like it belongs to someone you love.
Keep us in the loop
We need to know when you're coming before you arrive. Confirm your schedule in JobTread, tell your PM right away if anything changes, and give us a heads up the day before you're on site. That's how we keep homeowners happy and projects on track.
These standards matter enough that we hold everyone to them — partners who can't meet them won't stay on our list. The good news: the partners who live by them are exactly who we want to keep busy.
How Our Bid Process Works
As a design-build firm, we're often designing to a budget — so we bring you in early. We need your ballpark pricing before the design is final, which helps us shape the project around real numbers from the people who'll do the work.
We send requests for quotes through JobTread bid requests, with digital plans attached, so you have everything you need to price the job — no guesswork, no chasing paper. New to JobTread? See their guide for trade partners.
Rough Pricing
Early in design, we ask for a ballpark — not your final number. We expect it within 10–20% of the final, and you're never held to it.
Trade Walk & Final Bid
Once design is complete, you walk the job with a full plan set. Phase 2 bids are final and binding. Include your time-to-complete. On approval, your bid becomes a Purchase Order (PO).
Bids are typically approved 1–2 months before start (exceptions for trades like drywall, or exceptions made). POs are released 2–3 weeks before start.
Changes to scope: any change in scope needs a written change order, approved by your PM, before you do the work. No change order, no work — it's what protects your right to be paid.
How You Get Paid
Send your invoice → we process it → you get paid. Our bookkeeper enters it and your PM approves it for payment, all through QuickBooks Online.

- We process it — invoices in by Wednesday are typically processed Thursday and sent Friday, or per your terms.
- You get paid — next-day direct deposit via QuickBooks Online.
- Our terms, built around yours. We pay Net 14 by default. Need it faster, or run Net 30? Just tell us your terms on your bid and we'll match them.
- Questions, or notice a delay in payment? Text or email your PM — (629) 288-1290.
- If something needs attention, we'll let you know and ask you to return within 5 business days to finish it.
Insurance & Onboarding
Here's everything we'll need on file before we can schedule you. Most partners knock this out in a single sitting.
- Signed Master Subcontractor Agreement
- General Liability Insurance — B Home Co LLC named as additional insured. Minimum $1,000,000 per occurrence / $2,000,000 aggregate; auto liability $1,000,000 per accident.
- Workers' Compensation Insurance — or a valid exemption certificate.
- Professional license(s) — copies of any that apply to your trade.
- Completed W-9
- JobTread account — free and required. We use it for all bids, POs, schedules, and communication. Training is available if you need it.
