We need to know when you're coming before you arrive. Confirm your schedule in JobTread, tell your PM right away if anything changes, and give us a heads up the day before you're on site. That's how we keep homeowners happy and projects on track.

How Our Bid Process Works

As a design-build firm, we're often designing to a budget — so we bring you in early. We need your ballpark pricing before the design is final, which helps us shape the project around real numbers from the people who'll do the work.

Phase 1

Rough Pricing

Early in design, we ask for a ballpark — not your final number. We expect it within 10–20% of the final, and you're never held to it.

Phase 2

Trade Walk & Final Bid

Once design is complete, you walk the job with a full plan set. Phase 2 bids are final and binding. Include your time-to-complete. On approval, your bid becomes a Purchase Order (PO).

Bids are typically approved 1–2 months before start (exceptions for trades like drywall, or exceptions made). POs are released 2–3 weeks before start.

Changes to scope: any change in scope needs a written change order, approved by your PM, before you do the work. No change order, no work — it's what protects your right to be paid.

Before Your First Job

Insurance & Onboarding

Here's everything we'll need on file before we can schedule you. Most partners knock this out in a single sitting.

  • Signed Master Subcontractor Agreement
  • General Liability Insurance — B Home Co LLC named as additional insured. Minimum $1,000,000 per occurrence / $2,000,000 aggregate; auto liability $1,000,000 per accident.
  • Workers' Compensation Insurance — or a valid exemption certificate.
  • Professional license(s) — copies of any that apply to your trade.
  • Completed W-9
  • JobTread account — free and required. We use it for all bids, POs, schedules, and communication. Training is available if you need it.

How and when do I get paid?

What insurance do I need?
General Liability ($1M per occurrence / $2M aggregate, with B Home Co named as additional insured), auto liability ($1M per accident), and Workers' Compensation — or a valid WC exemption certificate. Certificates go to office@bhomeco.net.
Do I need to use JobTread?
Yes. It's free and required. All bids, purchase orders, schedules, and project communication run through it. Respond to messages within 1 business day. Training is available from us if you need it.
How do the bid phases work?
Phase 1 is a rough ballpark early in design — you're never held to it. Phase 2 comes after a trade walk with full plans, and that bid is final and binding. When it's approved, it becomes a Purchase Order.
What if a homeowner asks me to do extra work?
Just say: "That sounds great — let me have your project manager get that taken care of for you." Don't quote prices or start work without a PO. All changes go through your PM and a variance PO, which is what protects your right to be paid.
Can I do side work for the homeowner?
Not during an active B Home Co project. Once the project is complete, you're welcome to work with the homeowner directly. Side work that reflects poorly on B Home Co is grounds for removal from our vendor list.
What are the work hours?
Monday–Friday, 8–5 standard. Anything outside those hours needs advance written approval from your PM. Hours can vary project to project — your PM will let you know.
What's expected for job site cleanliness?
"Broom clean and hand-wiped" is the minimum, every time you leave — even for lunch. Bag all debris, keep floors and surfaces clear in the work area and travel path, and vacuum over sweeping when you can. The goal is always to leave the home cleaner than you found it.
How does the warranty work?
One year on all workmanship and materials from project completion. Callbacks come through B Home Co — never contact the homeowner directly unless your PM directs you to. We notify you within 24 hours; you schedule with the homeowner within 48 hours and complete the repair within 10 business days.
What happens if there's a problem on site?
Bring it to your PM, not the homeowner — hidden conditions, scope questions, scheduling conflicts, anything. We handle all client communication so you can focus on the work, and we'll always work to resolve issues quickly and fairly.
